Buyer demand continued to strengthen as both pending and closed sales posted significant year-over-year gains. While more homes came onto the market compared to May, limited inventory and homes selling close to their original asking price helped keep the market competitive. Home values remained stable, reinforcing a healthy and balanced market heading into the peak summer selling season.

Homes Sold: 1,753 ( 5.0% from last month, 15.8% from last year)
Homes Pending: 1,876 ( 7.9% from last month, 18.1% from last year)
Market Condition: Seller’s Market (Inventory remains below 3 months)

Pricing Trends:
Average Price per Sq. Ft.: $345 (1.7% from last month, nearly unchanged from last year)
Median Active Price: $650K (stable)
Median Sold Price: $610K (1.7% from last month, 1,7% from last year)
